From October 1, the state of Maharashtra has mandated Aadhaar authentication for the registration of immovable property documents. This new requirement is part of the state’s efforts to combat fraud and enhance identity verification during property transactions.
The regulation applies to 63 types of registrations, encompassing property sale, purchase, mortgage, and partition deeds. Revenue Minister Chandrashekhar Bawankule announced the initiative, emphasizing its aim to minimize impersonation, fake documentation, and the need for human intervention in the registration process.
For individuals without an Aadhaar number, the mandate requires them to provide proof of having applied for an Aadhaar, along with other valid government-issued identity documents. The submitted details will undergo verification before completing the transaction. The government has also introduced special provisions for minors and specific eligible categories, ensuring that children without an Aadhaar number are not denied property registration benefits solely due to the absence of this identification number.
The Maharashtra government has stated that the new system is designed to make property registration more secure, transparent, and efficient. By incorporating Aadhaar authentication, the state aims to streamline the registration process while safeguarding against fraudulent activities in property dealings.
